The Administration des Domaines has launched three calls for applications to lease new commercial spaces in Monaco, offering businesses the opportunity to establish themselves in two premises at the recently completed Résidence Héméra and in a kiosk located between the Îlot Pasteur and the Immeuble Hélios.
The calls for candidates were published in the Journal de Monaco on Friday, March 27 and Friday, April 3, 2026. They concern the rental of two ground floor commercial units within the Héméra residence, located at 5 boulevard Rainier III.
The first premises, listed as provisional lot R0-1, offers approximately 94 square metres and is delivered in shell condition, allowing the future tenant to fit out the space according to their needs. The unit is reserved strictly for commercial activity. Food service of any kind is not permitted and the installation of an extraction system is prohibited. Professional or liberal activities such as offices are also excluded from the permitted uses.
The second premises, provisional lot R0-2, measures around 105 square metres and is also delivered in shell condition. Unlike the first unit, it is specifically intended for a food related business such as a snack bar, salad bar, sandwich shop, bakery, ice cream parlour, tea room, or similar concept offering takeaway service.
Authorities note that the future operator must ensure the activity does not generate noise or odour disturbances for nearby residents. The concept should also be capable of meeting lunchtime demand from workers in the Principality. Due to the configuration of the surrounding public space, no outdoor terrace will be available for the premises.
A third call for applications concerns a kiosk situated between the Pasteur development area and the Hélios building, further expanding commercial opportunities in the district.
